With 2024 drawing to a close, the 2025 conforming loan limits have been announced. These are the upper thresholds for how much you can borrow when buying a home with a conforming mortgage. The conforming loan limits for 2025 have increased compared to those for 2024, which will benefit homebuyers in Missouri and throughout the US.
Here are the 2025 Conforming Loan Limits in Missouri
The conforming loan limits for Missouri in 2025 are the same in every county:
- 1 unit: $806,500
- 2 units: $1,032,650
- 3 units: $1,248,150
- 4 units: $1,551,250
Here were the 2024 conforming loan limits for counties throughout Missouri:
- 1 unit: $766,550
- 2 units: $981,500
- 3 units: $1,186,350
- 4 units: $1,474,400
We would like to mention that the conforming loan limits above for 2024 and 2025 are the baseline conforming loan limits. That means that they are also the conforming loan limits in most counties throughout the US.
There are some individual counties in other states that have higher conforming loan limits. The reason why is because those counties have a higher cost of living. As a result, their conforming loan limits are adjusted above the baseline to compensate for the higher average cost of housing.
Missouri simply does not have any of those high-cost counties. That is why the baseline limits apply across the state.
If you are shopping for a home in a high-cost county in another state, you may find conforming loan limits as high as $1,209,750, depending on the county.
How Higher Conforming Loan Limits for 2025 Benefit Homebuyers
If you are not familiar with the terms “conforming” and “non-conforming” loans, or do not understand what they mean, you may not be sure why it matters that conforming loan limits have increased. Let’s explain.
Mortgages that meet the underwriting guidelines of the FHFA and Fannie Mae and Freddie Mac are known as “conforming” mortgages.
Those that do not meet those guidelines are known as “non-conforming” mortgages, or “jumbo” loans.
Jumbo mortgage let you borrow more than the conforming loan limits allow. But you have to make a higher down payment and possibly higher rates and stricter requirements to qualify for a jumbo loan.
That is why higher conforming loan limits benefit homebuyers. It means more homebuyers can have an easier time buying a home with a conforming loan, rather than having to apply for a jumbo mortgage.
