I am not one to write negative reviews, but I feel compelled to warn future home buyers. Not only did we almost lose out on our deal due to incompetence, but ended up paying $70k more than necessary due to their negligence and deceit. McGowan Mortgages knowingly neglected to lock in my interest rate, and further lied about when the rate was “auto-locked,” resulting in in an added $195.45 to my monthly payment and at least $70,362 to my overall loan. McGowan neglected to notify me of the error until within a couple days of closing; the timeframe had passed for me go with another lender because the seller could back out of the deal since they would not want closing pushed back an additional 17+ days. After confronting McGowan, he yet again lied to me about the best rate he could get, then offered me a slightly lower rate but charged me points to buy down the rate per the final Closing Disclosure. My options were to accept the new, disadvantageous terms or potentially lose the house. As a result, I am paying a higher interest rate which McGowan benefits from financially as his company profits from the loan interest rates. A couple days prior to what was supposed to be my closing date, I was sent a prelim CD that indicated my rate was locked in on 4/26/2024 at 6.375%. I followed up by phone call, text and email to McGowan inquiring about the discrepancy, as we had agreed he would lock in my rate once we went under contract, as is standard practice for loan officers. In McGowan’s late response he shifted the blame claiming he did his best to lock in my rate as soon as possible. Clearly, this was not the case as I went under contract 4/5 and documents show my rate was not locked in until 4/26. McGowan stated he set me up to “auto-lock” once the market reverted to the initially agreed-upon rate of 5.85%. Common knowledge would indicate rates were going to continue to increase, so this was by no means going to lend to my benefit. Multiple professionals in the real estate industry confirmed to me the rising rates were common knowledge - they were never expected to drop. If McGowan would have intended to benefit the consumer, he would have consulted me and asked me if I wanted to lock in the rate or wait it out. Instead, McGowan decided to deceive me for his own benefit. McGowan further stated he was cutting into his own commission to offer me the “best rate” of 6.375%. On the same day, another lender offered me 6.25% with no points. Simply put, McGowan misrepresented 6.375% as a special favor, when in reality 6.25% was the rate of the day. When confronted with this information, McGowan lowered his rate to 6.25% but I ended up having to pay points per the closing disclosure for this lower rate. This was one of several instances in which I felt betrayed as a consumer by McGowan. As a consumer, I did not know much about the behind-the-scenes business of the mortgage world, and trusted McGowan based on how he represented himself and our initial verbal contracts. Unfortunately, I was misled and taken advantage of throughout the entire mortgage application and underwriting process. McGowan did nothing to make it right, nor offer condolences for their negligence. Based on my experience, it is clear that McGowan us abusing his position as a loan officer to take advantage of consumers for his own benefit, offering the “lowest rate” but failing to lock in the rate creating an unfair market and preventing consumers from doing business elsewhere with his “favorable rates.” McGowan is ultimately defrauding consumers who would’ve otherwise benefitted from doing business with other loan officers. When it came time for closing, our closing date was pushed back multiple times because the lender and their third parties couldnt get their paperwork together in time. Some of McGowan's tactics include trying to absolve himself of responsibility by responding to emails and taking our agent of the CC line so he could try and place the blame on our agent, or talking around the issue when confronted with a problem.

As a new agent, I wanted to find a trustworthy lender that I could trust my clients with and guide me through learning about all types of loans, after all that would really help my clients at the end of the day.They were good at first but then after weeks of working with them they were being too pushy constantly calling and texting me all of the time.I had brought 3 clients to Dereck to try to get them pre approved and ready to go for home loans. The only lender that spoke Spanish was in a different state and made a comment to one of my clients that made them uncomfortable (talking about them barely making any money). First red flag.Then there were certain questions that weren’t answered or kind of answered weakly when I would text them but anything they wanted to know they would keep texting over and over and even call constantly, myself and my clients as well.One of my clients was looking at different loan options and after all I assume Dereck got annoyed because he texted me this: “Yes, we're hurrying through the scheduled appointments and skipping the rest of the families as soon as we're off the phone. - Derek, McGowan Mortgages”After I asked if he could give me an estimate asap.Then we talked on the phone and he went off on me talking about how we’re so indecisive and we switch from one loan to another and he can’t just give us an answer and was being quite rude. I even apologized and explained that I am a new agent and I don’t know much about mortgages.But yeah, new agents beware, they get annoyed when you ask too many questions. They’re nice at first but then…not so much. :(Also I heard he yelled and went off on another agent because they wanted to switch lenders.
