2-1 Buydown Loan

This program combines the best features of fixed and adjustable rate mortgages. You purchase your home with a fixed rate mortgage. But during the first few years, you have an effective lower interest rate. This is paid for through lump sum seller concessions that go into a buydown account. Cash for Keys

For those who are buying a new home before their old home has sold, we offer the Cash for Keys program.

With the Cash for Keys program, you are guaranteed an offer on your current home through our partnership with Homelight. If you apply for a conventional, jumbo or bank statement loan, you are able to exclude your existing mortgage payment, improving your DTI ratio. We let you tap into your home equity for a 0% bridge loan.

Downpayment Assistance Program

We offer a flexible down payment assistance program with no restrictions on area, so you can use it to buy a home anywhere. There are payable and non-repayable options, and no cap on income. You do not need a perfect credit score or DTI ratio to qualify. Many other down payment assistance programs have more stringent eligibility requirements. Our program is open to a wider range of homeowners.
